In Missouri, when working with a buyer, real estate agents can serve as a buyer agent, subagent of the seller, or transaction broker. Only by acting as a buyer agent does the agent represent the best interest of the buyer. At M.O.R.E. we prefer to represent buyers as buyer agents.
Before you are purchase a home or investment property it's good to have a plan. The following plan of action is designed to give you an idea of the process form start to finish. We recognize that your purchase has it's own unique criteria so we customize the plan of action to meet your objectives.
Step 1: Free No Obligation Consultation
- We learn your goals and objectives - We will ask questions and listen carefully to your answers in order to understand exactly what you want and need in your new home.
- We help you understand the real estate buying process - We identify how we can help you and add value to your home buying experience.
- We help you understand the costs associated with purchasing a home - We provide you with estimated costs for your purchase that include pre-puchase and closing costs.
Note: At the conclusion of our meeting (or anytime thereafter) we can agree to work together. The rest of the steps assume that you have hired a M.O.R.E. sales associate as you buyer agent. In Missouri, buyer agency must be in writing.
Step 2: Research & Preparation
After we have agree to work together the next step is to provide information to you based on our initial consultation. Throughout the buying process we are there to help answer your questions.
- We follow up with answers to your questions and provide you additional information - We will provide copies of the paperwork we will be using to make an offer to purchase. You will have time to review them prior to an offer. We provide you with informative reports on the purchase process designed to educate on the various areas of the process.
- We provide you market updates and reports - You are kept updated on fluctuations in property prices & interest rates. We provide you information and analysis on local, state, and national issues that could affect your purchase.
- We research mortgage, property insurance, and title options for you -
We want you to have more choices. At M.O.R.E., we do not have any pre-arranged agreements with any mortgage, property insurance, or title companies. As a result we are able to provide you more options. We seek out the best vendors for you.
- Mortgage - We provide you multiple sources of financing options.
- Property Insurance - We provide you multiple sources for property and casualty insurance options.
- Title - We provide you multiple sources for title search and insurance.
Step 3: Property Search And Showings
- We research property based on the your criteria -
It's important that we have a good understanding of what you are looking for. That's why the initial consultation is so important. It gives us a headestart for helping find you what you are looking for.
We look for property meeting your objectives.
- MLS Listed Property: We recognize that most buyers have the ability to search for property on the Internet. However we have found that sometimes properties must be research, previewed, and such to get a better idea. We search the set you up to receive direct notification of properties as they are listed in local MLS
- Unlisted Properties - We maintain a database that includes for sale by owners, estates, direct inquiries, builder inventory, and others. Often we can find your "perfect property" that other agents may not be aware of. We search and identify properties in our unlisted properties database that meet your search criteria. We will then arrange authorization to show those to you.
- We preview properties that most meet your criteria - By previewing properties we are able to sreen out properties that appear good on paper (or the Internet) but in reality do not meet your criteria. This saves you time and energy.
- We arrange property viewings for you - We schedule and tour the properties with you. We will point out pros and cons of the properties.
Step 4: Writing An Offer and Contract Negotiations
When you have found the property you want to purchase, we are there to guide you through writing the purchase offer and any negotiations.
- We research and provide you information on the property you wish to pursue - This includes performing a Comparable Market Analysis (CMA), reviewing taxes, zoning, utilities, restrictions, association fees, & school information
- We write and submit your purchase offer - We guide you through making an offer. We suggest ways to save money on closing costs. We advise you with your best interests in mind. We submit your offer in a timely manner to the seller or seller's representative
- We advise you during negotiations - We advise you during the negotiations on what action might be best in your situation. We advise you on all offers and counter-offers. We are skillful negotiators. We are in your corner. Our goal is to help you get a purchase offer accepted based on your objectives.
Step 5: Contract Details And Contingencies
Congratulations! You have an accepted sales agreement for the property you want to purchase. Now is the time to make sure all the details are followed up. Don't worry we are there to help you through the escrow process.
- We set up an online account for you to monitor your transaction - This secure system allows you to get information on your transaction whenever you need it via the Interent. Just another service we provide you to keep you informed.
- We assist you in ordering inspections, finacing, title and other requirements - We help you schedule building inspection, environmental inspections, pest inspections, appraisal, title and survey orders, occupancy permit, and other. We help you formalize your mortgage process. We keep you aware of contingency deadlines.
- We advise you on issues that arise from inspections and contingencies - When repairs are required, survey or title defects are found, appraisal problems occur we advise you with your best interest in mind.
- We coordinate the parties for your closing - We help coordinate all the activities of the various parties that involved in your transaction. These include but are not limited to the title/escrow companies, mortgage. insurance, real estate agents, inspection companies, contractors, and possibly the home seller.
Step 6: Closing Celebration
- We assist you in utility activations and transfers - We follow up on all the little (but important) last minute details that involve transferring the property from the seller to you.
- We schedule your final walk-through - We will arrange and attend final walk through and address any issues still uncompleted. We review the property
- We schedule and attend your closing - We attend your closing and review the HUD-1. We are available to advise you through the closing.
Step 7: After Closing
- We follow up on "loose ends" from your closing - Often there are a few uncompleted items that we will help you
