There's a lot of misconceptions among sellers regarding the real estate sales process. Hopefully this information can clear a few of these up.

Are all agents are Realtors? |

No. Actually only real estate licensees who are members of the National Association Of Realtors are considered Realtors. At M.O.R.E. we are all Realtors. Realtors follow a code of ethics that protects their customers, clients, and the public.

Is all you need to market property is advertise it in the Multiple Listing Service (MLS)? |
| |
No. Actually the Multiple Listing Service (MLS) is not an advertising service. It is a cooperative agreement among member brokers to allow the different companies to show each others listings. It is a very important part of promoting your property BUT as of this writing there were over 30,000 properties listed in the MLS. In today's market you need to have an effective marketing plan. |

Do all real estate companies charge the same commission fees? |
| |
No. There are no set commission rates or fees. Each company has it's own services and fees. Some companies set extremely low commission rates and provide minimal service. At M.O.R.E. we provide full service with fair commission pricing. |

Does newspaper classified advertising sell property? |
| |
No. Newspaper advertising has lost it's influence since the Internet gained popularity. The simple fact is that the newspaper medium for advertising has become outdated. It use to be that newspaper advertising was the only way real estate could be advertised to the public effectively. Those days are long gone. |

Do all agents receive the same training? |
| |
No. To become an agent you must take a state approved class from an approved real estate education provider. To maintain your real estate license you must take 12 hour of continuiing education every 2 years. Beyond that it is up to the individual agent to pursue learning. At M.O.R.E. we don't think these minimum standards are enough. We highly encourage our associates to pursure professional designations. We have in house training on a regular basis designed to make our associates some od the most knowledgeable in the industry. This is especially important when choosing a listing agent to market your property. Make sure your listing agent has been trained on how to market your home in today's market. |

Should I sell my property "as is", make repairs, or give a credit to the buyer? |

The answer depends on the type of repair and the type of property. The easy answer is that if you can afford to make the repairs or changes up front and they will bring you a faster sale at a higher price, then it's probably worth it. Each situation is different. You M.O.R.E. sale associate can look at the repairs and changes with you and decide the best course of action to take. |

Should I price my property high so I can come down? |
| |
No. By pricing your home too high you actually encourage a buyer to go elsewhere. Buyers are usually looking at a number of properties and they are price comparing. If your property is overpriced in relation to the others the buyer is seeing then the buyer most likely will be driven away. When you meet with your M.O.R.E. sales associate they can help evaluate the recent sales and property activity that applies to your property and help you determin the best pricing strategy. |

Do open houses sell property? |
| |
Yes, but only very rarely. Open houses are a good way to generate leads for the agent holding the open house and on occasion they actually do lead to a sale. However with the advent of the Internet and the way over 80% of buyers now rely on it to search for property your property is always open. Especially with the amount of pictures you can post online. At M.O.R.E. we set up a virtual open house for our listings. We call it our Home Sale Websites. We use these to market your home specifically on the Internet. Buyers can get lots of information on your property and schedule a physical tour convenient to them |
