Before you sell your home or investment property it's good to have a plan. The following plan of action is designed to give you an idea of the selling process from start to finish. We recognize that your situation has it's own unique situation so we customize the process to meet your objectives.
Step 1: Pre-Meeting Phone Interview
During this telelphone interview we have an opportunity to learn a little about your situation and how our services can help you. We discuss your goals and objectives for your sale. We discuss the features of your property. We get as much information as possible to during this phone interview so that we can be prepared with good information when we meet.
Step 2: The "No Obligation" Property Review
Why do we call it "no obligation" property review? Because at this point we are meeting to learn about your objectives and how w can be of assistance. We realize you are "interviewing us" and we are also interviewing you. It is critical that before you place your property for sale, you have information and a plan of action. To achieve this we will meet with you to discuss your situation (no obligation), identify your objectives, and help develop a plan to meet them. During this consultation....
- We will review your property - In most cases, the property review will take place at the property that is to be sold. In those cases we will review the property for the purpose of pricing and marketing strategy. We will review both the positive and negative aspects of the property. We will identify possible changes that can be made to increase the value of the property.
- We learn your goals and objectives - We will ask questions and listen carefully to your answers in order to understand exactly your goals and objectinves in selling your property.
- We will review the current real estate market with you - This involves looking at competing properties, properties that are currently under contract, properties that have recently closed, and properties that failed to sell. This data will help you in determing the price range for your property.
- We will discuss the selling process, our marketing strategy and fees - We help educate you on the selling process, we explain how we plan to help you achieve your selling goals
- We will provide you a written estimate of your Net Proceeds - This is what you can expect to net after selling your property. This is calculated by determining projected selling prices and deducting the fees associated in selling. will be what you can expect to make form the sale of your home based on the current market Estimated selling proceeds
Note: At the conclusion of our property review meeting or anytime there after we can agree to work together. We do require that a listing be signed to respresent you.
Step 3: Property And Marketing Preparation
Once we have agreed to work together we begin the process of preparing for marketing your home. In a perfect situation we are able to get this completed before we place your property on the market.
- Property Preparation: We have reputable contractors to help you with any repairs that are needed. We help you with staging the property for showing. We provide you with tips for showings.
- Research: We gather information that we will use for the sales and marketing of your property. We research the market and identify our marketing strategy to reach the most likely buyers.
- Marketing Materials: We prepare the market materials. We write advertising copy. We design Internet marketing. We arrange photo and video shoots.
Step 4: Marketing, Showing, & Negotiating
It's showtime! So it's important to be ready. Your first showing may be the person(s) who purchases your property. The property must be maintained in "showing condition". A great marketing plan can be neutralized by a property that does not show up to it's potential. The time it takes to market a property is affected by a number of factors that are outside the control of the agent and the owner.
- Marketing & Promotion: The market strategy that was developed prior to placing your property for sale is initiated and continues during this period.
- Showings, Feedback, and Adjustments: The marketing has worked and a potential buyer has identified your property to view. Make the most of their visit by properly staging the showing. During this phase your listing agent must be able to intepret feedback, study the market competition, and give you direction. If adjustments are required your listing agent will let you know.
- Negotiations: We advise you during the negotiations on what action might be best in your situation. We advise you on all offers and counter-offers. We are skillful negotiators. We are in your corner. Our goal is to help you get a purchase offer accepted based on your objectives.
Step 5: Escrow And Closing

Congratulations! You have an accepted sales agreement for your property. Now is the time to make sure all the details are followed up. Don't worry we are there to help you through the escrow process.
- We set up an online account for you to monitor your transaction - This secure system allows you to get information on your transaction whenever you need it via the Interent. Just another service we provide you to keep you informed.
- We follow up on your contractual details - We help you schedule any seller required insepctions. We coordinate all the buyer ordered inspections, appraisal, title and survey orders. We set up escrow with a title company.
- We advise you on issues that arise from contingencies - When repairs are required, survey or title defects are found, appraisal problems occur we advise you with your best interest in mind.
- We coordinate the parties for your closing - We help coordinate all the activities of the various parties that are involved in your transaction. These include, but are not limited to, the title/escrow companies, mortgage, insurance, real estate agents, inspection companies, contractors, and possibly the home seller.
Step 6: Closing Celebration
- We assist you in utility activations and transfers - We follow up on all the little (but important) last minute details that involve transferring the property from you to the buyer.
- We review your closing figures prior to closing and provide the figures to you - This way you can have a chance to review them prior than being at the closing table. *this is our practice - however sometimes figures are not available until closing. Our goal is to have them for you BEFORE closing.
- We schedule and attend your closing - We attend you closing and review the HUD-1. We are available to advise you through the closing.
Step 7: After Closing
- We follow up on "loose ends" from your closing - Often there are a few uncompleted items that we will help you finalized
- We hope you become one of our advocates - We hope that the service we have given to you will result in your vote of confidence by sending us all your friends and family to help with their real estate needs!
